Most land clearing around Lakewood Ranch happens on the eastern edge, where the Ranch stops being finished villages and turns back into pasture, palmetto and scrub. That is the ground along State Road 70 and State Road 64 past Lorraine Road, the parcels out toward Bourneside Boulevard, and the acreage owners have been sitting on while the community grew out to meet them. Some of it becomes a homesite. Some becomes a commercial pad. Some is a family lot that needs a driveway, a building envelope and nothing more.
A standard lot clearing usually lands between $5,000 and $9,000. We never take money up front on land clearing. You pay when the work is done and you have walked it. Scheduling is generally never more than two weeks out, which matters if a builder is holding a slab date. We own our machines instead of renting, so the date we give you is a real date. On anything touching a wetland buffer or a conservation easement, we sort the county side out before the first pass rather than after somebody has already cut.
Access here is easier than most of our territory. Interstate 75 runs the western edge with the University Parkway and State Road 70 interchanges, so moving equipment in is rarely the hard part. Water is. This ground holds it, and after the August 2024 flooding Manatee County ordered an outside review that came back pointing at heavy local rainfall and constrained local drainage.
So we clear with drainage in mind. Where the finished grade needs to shed, we say so. Where a buffer has to stay, it stays. There is no point opening a parcel up and handing the owner an erosion problem to pay for later.
A lot clear is not a mow and a haul. Trees come down, stumps come out, and the excavator and root rake work the ground until the organic material is gone. Roots left in the ground rot, and that can turn into soft spots under a slab years later.
Everything we pull gets loaded and hauled off site. What you are left with is open, level ground a surveyor and a foundation crew can work on.
Plenty of lots around here need to come up before anything gets built on them. We deliver fill dirt, spread it and compact it so the pad is ready when the foundation crew arrives.
Doing the clearing and the pad with one company keeps it on one schedule. There is nobody to point at when a date moves, and nobody waiting on somebody else to finish first.
