General Development Corporation platted Port Charlotte in the 1950s and sold a great many more lots than ever got built on. Nearly seventy years later the county is still full of platted parcels that went back to saw palmetto, slash pine saplings, Brazilian pepper and melaleuca, packed in so tight you cannot walk a straight line across the lot. Forestry mulching is the right tool for that ground. The machine grinds the growth standing and leaves a mat of chip on the dirt. Nothing gets piled, nothing gets burned, and nothing gets trucked off site.
The grid is why it matters here more than most places. A vacant lot in Section 15, or off El Jobean Road out toward South Gulf Cove, usually has a finished house on one side and a fence on the other, and the only way in is the platted road frontage out front. There is no back way, no room to build a burn pile, and no room for a grapple truck to swing a boom over a neighbor's screen. The common jobs are a lot you inherited and want to look at again, a lot you are about to list and cannot show because it is a wall of pepper tree, and a lot the county has already sent you a letter about. Mulching handles all three, and it handles them in a day or two rather than a season. On a boundary line it is useful for a different reason. You can mulch a clean twenty foot strip between you and the vacant parcel next door and get your line back without touching a tree you are not allowed to touch.
Brazilian pepper and melaleuca are the two that keep coming back around here, and both grow back from what you leave behind. Cutting and hauling gives them a head start. Grinding the whole stand down and leaving the mat on top slows the regrowth and holds the sand in place through the summer rain, which matters on a bare lot in Charlotte County in August. If the lot is going to sit for a couple of years before you build, mulching is usually the cheaper way to keep it under control.

What Forestry Mulching Does to a Property
The mulching head feeds standing vegetation into a spinning drum and grinds it into chips that drop right where the plant stood. Palmetto, briar, vines, small trees and thick invasive growth all go through it. The chips settle into a blanket that holds the soil, keeps the dust down and breaks back into the ground on its own.
Because nothing leaves the site, there is no burn pile, no roll off container and no line of trucks running to a dump. That is the part of a traditional clearing bill that catches people off guard.

Mulching Compared to Traditional Land Clearing
Traditional clearing takes everything. A machine pushes the vegetation into piles, the piles get burned or hauled off, and you are left with bare ground and a bill that counts every load. Mulching is selective. We keep the oaks, pines, cabbage palms and anything else you mark, and grind only what you do not want.
It is also quicker. There is no waiting on trucks and no staging area for debris, so the machine works straight through and the site is done when the grinding stops. Where the goal is usable ground rather than bare dirt, it is usually the less expensive road.

Requirements change from county to county and from city to city, and vegetation removal rules, protected tree rules and preserve setbacks can all come into it. The lot next to me is empty and the Brazilian pepper trees are rampant. I have to push them back every year which takes hours and hours to do. Adam quoted me a fair price and CJ did a fantastic job. They mulched the pepper trees down into the soil. I don't think I am going to have to worry about this for a few years. A light cleanup each year will keep it up.

Do I need a permit to have my lot mulched?
That depends on where the property sits and what is growing on it. Counties and cities in this area set their own rules on vegetation removal and on protected trees, so we check what applies to your address before the work is scheduled. If a permit is required, we handle the process for you.
Will the machine damage the trees I want to keep?
That is what the walkthrough is for. We mark what stays before any work begins and the operator works around it. Being selective is the whole reason to use a mulcher instead of a dozer, and we have an ISA Certified Arborist on staff if you want a second opinion on which trees are worth saving.
Do I have to do anything with the mulch afterward?
No. It stays on the ground as a layer, holds the soil in place and breaks down over time. If you want it spread thinner in one area, tell the operator while he is on site and he will level it out.
Will the underbrush grow back?
Some of it will. Grinding takes the growth down to the ground, but this is Florida and vegetation comes back. Many owners have us return for a maintenance pass, and that visit is a smaller job than the first one.
Can you mulch right up to my property line?
Yes, up to a line we can confirm. If the line is not marked, cutting a path along it is often the first thing we do so the surveyor can find and stake it. We do not cross onto a neighbor's land without their say so.
Do I need a county permit to mulch an overgrown lot?
Often yes. Charlotte County treats mulching and bush hogging on a residential site as work that falls under a residential tree permit, and any site clearing needs that permit approved before it starts. We look at the parcel first and tell you what applies rather than sending a machine and hoping.
Will mulching leave me a lot I can build on?
It leaves you a clean, walkable lot with a chip mat and the root balls still in the ground. That is exactly what you want for access, showings, survey work or fire clearance. If you are pouring a slab you need land clearing instead, with the stumps and roots taken out, and the county permitting that goes with it.
