North Port sits on just under 100 square miles of land and most of it was platted in one go. General Development Corporation drew the grid in the 1950s and dug canals to drain it, which is why the city today runs on nearly 80 miles of canal, more than 60 water control structures, waterways like the Cocoplum, and a swale in front of nearly every house.
That history sets the work. More than 67,000 lots were platted inside the city limits and plenty of them are still empty, growing Brazilian pepper and palmetto, and builders are clearing them now. The city runs tree protection through its own Unified Land Development Code, adopted in 2024, and authorization is required to remove or relocate a tree unless it falls in a listed exemption. Those exemptions cover Florida Exotic Pest Plant Council Category I species such as Brazilian pepper, punk tree and Australian pine, dead trees on vacant property verified by an ISA arborist, and trees the city determines pose an imminent danger. A healthy shade tree in the back yard is in none of them. We check before we quote, not after.
The second is water. The drainage swale out front and the culvert under your driveway are part of a citywide system, and cutting a corner on either one shows up as standing water two doors down. When we clear a lot or take a machine across a swale we put it back at grade.
The distances here are real too. A job off Toledo Blade and a job out on the three to five acre parcels in North Port Estates are the same city and a long way apart, so we schedule by area instead of bouncing a crew across the grid all week.

It depends where the line falls and whether an association took the stormwater permit at turnover. A lot of North Port swales sit in city right of way, and the culvert under your own driveway is commonly the owner's to keep clear. We confirm that with the city and with your plat before anyone digs, because doing swale work in the right of way without the right approval is how a small drainage job turns into a code problem.
Land clearing is generally never more than two weeks out. We own a large collection of machines and operators and we do not rent or subcontract, so our schedule is not sitting behind somebody else's equipment yard. We also never take money up front on land clearing. You pay when the work is done and you have walked it.
